The urban planning certificate is the mandatory information document by which the county or local public administration authority discloses the legal, economic, and technical status of real estate and the necessary conditions for carrying out investments, real estate transactions, or other real estate operations, according to the law. The urban planning certificate is issued upon request to any applicant, individual or legal entity, who may be interested in knowing the data and regulations to which the respective real estate is subject. The urban planning certificate does not grant the right to carry out construction works.*

Document attesting the right of ownership or another real right over the property for which the certificate is requested (sale-purchase contract, donation, heir certificate, ownership title).*

Document issued by the Office of Cadastre and Real Estate Publicity, used to verify the current legal status of the property (owner, surface area, encumbrances, restrictions). The extract must be updated as of the date the application is submitted.*

Document attesting the payment of the fee for the issuance of the urbanism certificate, established by decision of the local council. The amount of the fee is calculated according to the surface area of the land for which the certificate is requested, in accordance with the legal provisions in force. Payment can be made at the institution’s cashier, by payment order, or by electronic means, and proof of payment is attached to the application.*

Document by which the applicant briefly describes the purpose of requesting the urbanism certificate and the intended works or operations (construction, extension, subdivision, change of use, information, etc.), for the purpose of establishing the applicable urban planning requirements.*
